The site was a single detached home in a large garden, within a quiet residential area of Ealing.


We were asked to produce a technical design to meet the client’s aspirations for these two luxury on-market homes and to seek planning approvals for the final design.


The site had good access and was clear of obstructions such as trees and the process was relatively straightforward. We had to address a limited area for car parking and the closeness of the two buildings.

The intention was for the homes to be sold off-plan, meaning that there would be interaction with the buyers.


The main contractor was brought into the team at an early stage and so negotiations could be commenced earlier in the process than usual. This helped with increased certainty of cost once the site works began.

Once buyers became an important part of the project, near its completion, it was important for us to liaise closely with our client and the contractor to ensure that any variations to the design were costed and acceptable.
