The site is an estate of connected apartment blocks, constructed within the last ten years. The blocks reach up to ten storeys and are flanked by a park on one side, and railway tracks on the other.


We were tasked with surveying the existing construction and proposing rectification schedules and details to ensure that the buildings adhered to current fire and building regulations, including fire, thermal and structural aspects.


The challenges we faced, and will face when construction starts, involved thorough access to the fully-accommodated building to be able to carry out the surveys we needed.

It was soon seen that the existing construction was not compliant with regulations and with the original specification in some places.


We produced a detailed specification and technical drawing set, coordinated with the consultant team, that allowed sign-off by the Ministry and pricing by our client, the main contractor.
