Studio Gunn offers a number of services to look after our clients...


We provide our clients with desktop feasibility reports at the earliest stages of their projects; often before the purchase of their site. Our reports include advice on the development potential and our process includes analysis of site topography, planning history, conservation/listed building status, floor plain analysis, daylighting impact, party wall assessment, and planning policy. If appropriate, we produce massing models to illustrate our advice.

Our feasibility reports are found to be essential in obtaining funding and assisting our clients in producing their viability reports.


During the concept stage of work, we listen to our client’s brief, their technical requirements, and emotional aspirations. We analyse the site and its context, and produce concept design reports that are used to illustrate the development potential. In many cases, the concept stage culminates in a pre-application submission to the local planning authority, which becomes a valuable indication of the potential success of the project.

Developed Design

The developed design stage takes the concept designs to a further level of detail, enabling our clients to fully understand ther development, how it will work for them, and how it will sit in its context. During this stage, initial cost reports may be produced, along with other investigations required by the design team and planning authority.

From this point we are often instructed to act as Lead Consultants, organising coordinating, and monitoring the design team.

The developed design stage will often lead to a planning application.

Building Regulations

We have extensive experience of designing to exceed the Building Regulations, and homebuilder guarantee providers’ guidelines. We lead the design team to ensure that our clients’ developments satisfy statutory requirements.

Tender Documentation

More detailed than Building Regulations documentation, we lead the design team to produce a coordinated suite of tender documents. We advise our clients on strategy for achieving the best value and optimum results for their development, including the option of negotiating the building works with a single, trusted contractor.

This stage of our services often concludes with us drawing up the construction contract ready for work to start.

Contract Administration

In this stage, the construction works have begun, and Studio Gunn can administer the building contract between our client and the building contractor. The service includes monitoring the contractor’s work, chairing progress meetings, issuing instructions and certificates, and signing off the works at completion. We have experience in a range of building contracts including tradition, design and build, and construction management.

Conservation and Heritage

We have worked on many listed and heritage buildings and use trusted consultants to produce heritage statements and impact studies. Our knowledge of heritage assets helps us advise our clients on realistic development and how to communicate with the conservation authorities.

CGI Visuals

Studio Gunn can provide you with computer-generated imagery for your planning application or marketing. The images can vary from ‘cardboard’ concept models to photo-realistic images. CGI models help our clients understand their developments from an early stage and can be used to illustrate a development to stakeholders such as funders, local authorities, and end-users.

Low-Energy Design

Studio Gunn is proud to be a member of the Passive House Trust, Architects Declare, the Passive House Institute, and the Good Homes Alliance. We have the expertise to design your home or development to low-energy or Passive House standards and advise you through the process of certification. To do this we use the Passive House Planning Package provided by the Passive House Institute, along with the designPH modelling tool.
